If you’re thinking about selling a home in Parrish, Palmetto or Ellenton, there’s one number everyone wants to know: What is my home worth? It’s an important question, but in today’s market, the answer involves much more than looking at what a neighbor’s home sold for or checking an online estimate.
North of the Manatee River, our real estate market can change considerably within just a few miles. Parrish continues to see significant new construction, which means some resale sellers may be competing for buyers with brand new homes. Palmetto offers everything from established neighborhoods and newer communities to waterfront properties, while Ellenton has its own mix of single family homes, waterfront properties and 55+ manufactured home communities. Each attracts different buyers and comes with its own set of considerations.
Even within the same neighborhood, homes that appear similar on paper may perform very differently once they hit the market. Pricing, location, condition, competition and current buyer activity all play a role, and the market can shift between the time one home sells and another is ready to list.
In a market where buyers have choices, the first few weeks can be especially important. How a home enters the market can influence its activity, interest and ultimately the seller’s options. That’s why understanding your home’s position in the current market is so important.
When I meet with a homeowner, my job is to dig into the local data, evaluate the competition and determine what the numbers actually mean for their specific property. From there, we can talk about pricing, timing and a strategy that makes sense for their goals.
